Tier 3 is designed to provide property owners with a 'hands-off' experience for launching your rental. This includes providing market research to determine the most profitable strategy, designing and photographing the space, and creating and marketing the listing. Tier 3 offers a streamlined process that simplifies the startup of your rental. In addition, you'll get access to trusted and vetted professionals, such as cleaners and handymen, as well as receive a customized household supply list that outlines the necessary items for your rental property. Along with a selection of reputable property management companies that you can confidently entrust with your property when the time is right.

  • Consulting - Tier 1​

    • An hour phone call to determine goals and potential rental options. 

  • Market Research - Tier 1

    • Identify the type of rental you should pursue.

    • Determine the target market for the rental.

    • Provide guidance on what is necessary to run the rental, which includes forms, licenses, and city laws.

    • Deliver advice on types of insurance required for specific rental type. 

  • Rental Setup - Tier 1

    • Guide the host on effective marketing strategies for the property.

    • Provide assistance listing their rental on appropriate platforms.

  • Network Access - Tier 2

    • Receive a list of trusted professionals in the area. This includes cleaners, plumbers, landscapers, snow removal, electrician, pest control, handyman, and property management.

  • Supply List - Tier 2

    • Provide a list of household supplies depending on the rental strategy and space.​

      • For example, a short-term rental will need additional supplies and has different expectations from guests than a mid-term rental. 

  • Decorating Services

    • Receive custom decorating service for your entire rental. This includes; a complete mockup of your property with comprehensive links to order and setup instructions. 

  • Photography

    • Professional photos of your property to use for listing and marketing purposes.

  • Guest Book

    • ​Receive a tailored and branded guidebook that contains rules and property information for your specific guests and property type. 

  • Handoff​

    • Receive a selection and comparison of reputable property management companies â€‹

step 1

Perform an initial consultation call to discuss current property fixed costs, the amount of work you're willing to do, determine goals, and give a brief overview of the type of rental options available. From there, we will conduct thorough area and market research based on what was discussed in the initial call, and provide all necessary forms and licenses for operating their rental. As well as a step-by-step outline of process and upkeep information.

Develop a strategic plan tailored to your unique location, considering the needs of your area and specific goals. This involves a Zoom call where we outline the plan and ensure we're aligned and in agreement before moving forward.

step 3

Select your desired design style, space preferences, and budget. Once decided, you'll receive a mood board to ensure alignment and understanding of your preferred style. Next, you'll receive a personalized mockup and easy-ordering access for furniture and decor. To ensure perfect alignment, we'll arrange a Zoom call for an in-depth discussion. Once the space is complete, our photographer will take photos to use for the listing. Lastly, we'll discuss property rules and information and create a guidebook. 

step 4

Create property listing draft and provide instructions to effectively run and market your rental. The instruction guide will include an outline of licenses, forms, city laws to consider, insurance best practices, and future license upkeep. As well as, a site glossary for posting your listing, a list of household supplies, and access to trusted professionals in the area.
